Cathedral Mortgages Solution Ltd has been established by Michael Barwell and Neil Waller, successful consultants who worked within corporate Estate Agencies and financial institutions for over 15 years. Having helped many people move into their new home they felt that the growth in financial services industry had lead to customer focus being lost.

It was with customer experience of the mortgage process in mind that the ethos of providing a premier service, with tailored financial solutions to meet the needs of our clients was established.

This website has been created to ensure access to professional advice to those who choose the internet to research their mortgage options as well as enabling access to our network of professional advisors simply by filling out a simple mortgage enquiry form

A Premier Service

At Cathedral Mortgage Solutions we believe in straight forward, no jargon advice. We realise that everyone has a different financial need or indeed understanding of the mortgage process and with this in mind we take the time to ensure you fully comprehend the various schemes available.
There is no doubt, finding the right mortgage can be difficult! With so many mortgages on offer, it is important that home-buyers obtain specialist mortgage advice. As truly Independent to the purchasing process we can say with confidence that we work for you and only you.

On receipt of your enquiry, you will be sent an introductory e-mail, which will introduce your fully qualified mortgage advisor and their contact details prior to your initial contact from us.

It is important that you work with your advisor to ensure that he or she is aware of your needs and circumstances, so they can find the most appropriate mortgage deal available. Clients have told us that they like to remain in control and not feel pressured. We will only contact you by your preferred method be it letter, telephone or e-mail.

Unlike some companies we don’t leave you to make an uninformed decision. Until your advisor has obtained sufficient information about your needs and circumstances, they are unable to source the most appropriate product for you. We work closely with all of the major UK lenders to provide improved and exclusive products supported by a quality service for your benefit.

Our Advice Process

Once you advisor has an understanding of your mortgage needs they will be able to obtain an Agreement in Principle for you. This is an indication that you will be able to get a mortgage. Having an agreement in principle before you go house hunting has two advantages: If a seller is faced with two offers they are more likely to accept the one from a buyer who has proof they can get a mortgage. In addition before you get your heart set on a particular property, you can get the reassurance that you will be able to borrow the sum you are relying on and the payment is affordable to you.  

Your advisor will also clarify and explain all the associated purchasing costs: how much you will need, and when you will have to pay these. This will avoid nasty surprises. It is also important that your advisor illustrates the effect a mortgage will have on your standard of living
Once you are ready to proceed with the mortgage, your advisor will identify the products suitable for you they will be explained to you and any questions you may have will be answered in plain English – allowing you to make an informed decision on probably your largest financial commitment.  Remember though, until you have found a property the final mortgage product will not be chosen.

Managing your mortgage application

Once you've found a property contact your advisor, they will help you decide on your offer price, even put the offer forward for you if you wish. This may be your first, second or subsequent mortgage, but the knowledge of your advisor will be invaluable during the offer process.

Once your offer has been accepted we will guide you through the stages of the buying process; what will happen and when. It is also at this stage your advisor will help you appoint a conveyancor. Before you spend any money buying your new home as an added service, the advisor will check that every one in the chain is able to proceed.

To process your application you can again choose the method, face to face, e-mail, phone and post. It may be possible to send an advisor out to see you in person.

Once your application has been submitted your advisor will contact you regularly to give you key stage reports. Our advisor will work closely with your Mortgage Company, surveyor, estate agent and conveyancor to ensure that the purchase of your property is stress free. If any specialist reports are required, your advisor will discuss your options and help arrange them for you – remember we work for you, not the vendor or estate agent, it’s your interests we will protect.
